Sadyba Spot residential development completed in Warsaw’s Mokotów district
The construction of Sadyba Spot, a residential development by Unidevelopment SA, has been completed in the Mokotów district of Warsaw. It is the largest newly built residential building in Sadyba in recent years, located in an area with established urban infrastructure. The architectural design integrates with the surrounding buildings while introducing a contemporary style.
Situated at the intersection of Powsińska and św. Bonifacego streets, the 11-story building contains 111 apartments. The upper floors offer views of lower Mokotów, Śródmieście, and Wilanów. The top floor features terraces designed for residents to enjoy the cityscape. Glass-paneled elevators provide additional perspectives on the surrounding area.
The interiors of Sadyba Spot emphasize quality finishes, with spacious, well-lit staircases and apartments ranging from 34 to 116 square meters. The development includes a two-level underground garage with 118 parking spaces and an additional 10 above-ground spots. The ground floor hosts eight commercial units to enhance the local retail infrastructure. The surrounding area features landscaped green spaces and street furniture.
The location supports the concept of a “15-minute city,” allowing residents to access essential services, such as shopping centers, schools, and medical facilities, within a short walk. The Sadyba Best Mall shopping center is nearby, along with public transportation options, including bus stops adjacent to the building and tram connections within walking distance. The development also offers convenient access to Trasa Siekierkowska and the S2 ring road, facilitating travel across Warsaw and beyond.
Recreational spaces are within easy reach, including Szczubełka Park and Skwer Ormiański, which feature playgrounds, dog runs, and open spaces for relaxation. Sports facilities, outdoor gyms, and an extensive network of bike paths are also available. Additionally, Jeziorko Czerniakowskie, a natural lake with a beach and swimming area, provides a nearby option for outdoor activities.
Sadyba Spot incorporates energy-efficient solutions, including rooftop photovoltaic panels. Construction materials were sourced from certified suppliers, and planned landscaping follows ecological guidelines to create a green and livable environment. These features contributed to the project receiving a “Very Good” rating under the BREEAM certification system.
The development has received its final occupancy permit, and Unidevelopment SA has begun handing over apartments to buyers. The general contractor for the project was Unibep SA. A selection of one- to three-room apartments remains available for purchase.
