Savills IM signs over 211,000 sqm of leases in Poland in H1 2025

Savills Investment Management (Savills IM) concluded 48 lease transactions covering more than 211,000 sqm of space across its Polish portfolio in the first half of 2025. The agreements included extensions accounting for 68.5% of the leased area, expansions by existing tenants representing 28.8%, and new leases making up 2.7%. Following these transactions, the occupancy rate of the company’s Polish assets stands at 96%.

The portfolio managed by Savills IM in Poland totals around 1.5 million sqm and includes logistics, office, and retail properties valued at approximately €1.7 billion. The logistics segment represents a significant portion of the assets, with 17 centres located across the country. These include the Amazon distribution centre in Gliwice, Leroy Merlin and Castorama hubs near Łódź, the H&M distribution centre in Bolesławiec, and the A2 Warsaw Park in Adamów.

Logistics leasing activity was the strongest in the first six months of the year, with more than 197,000 sqm secured. The 13 agreements signed ranged in size from several thousand square metres to a single lease extension of nearly 72,000 sqm at a logistics park in Łódź.

In the office sector, seven lease contracts were signed at the Gdański Business Center in Warsaw, totalling 8,389 sqm. Of this, nearly 5,000 sqm were newly leased space.

Retail activity was also notable. At Galeria Katowicka in Katowice, 28 agreements were completed for a combined 5,572 sqm. These included six new tenants, while 12 existing tenants extended their leases and 10 expanded their space. Brands continuing or expanding operations in the centre included Bershka, Pull & Bear, Stradivarius, Medicine, and iSpot.

Ilona Szafer, Head of Poland at Savills IM, said the results underline the importance of asset management strategies focused on sustainability, tenant engagement, and building improvements, which the company views as essential to long-term portfolio performance in Poland.
