Slovak developer CRESCO entered the Czech market with SO-HO Residence

The largest Slovak housing developer, CRESCO REAL ESTATE, is entering the real estate market in the Czech Republic. For its first-ever residential project in the Czech Republic, the company has chosen the former Tesla Holešovice industrial complex, which will undergo a major transformation. A modern residential complex with almost five hundred flats will be built on the site of the current neglected car park and unused industrial building.
The construction of the SO-HO Residence was started in the second half of February with an introductory stage, which will focus on the reconstruction of the former Tesla Holešovice building in V Háji Street. This industrial building, which has not been used for several years, is now undergoing a complete reconstruction and modernization. The result will be 148 exceptional apartments and lofts with an industrial character, which will welcome their new residents at the turn of 2023 and 2024.

Due to the character of the building, a number of loft-type apartments with a clear height of almost four and a half meters will be created within the first stage of the SO-HO Residence. "These flats, which by the way also have their front garden in part of the courtyard, are of the greatest interest to buyers," says Jan Štembera, sales manager of the Czech branch of CRESCO REAL ESTATE, adding: half a meter. It enables creative modern installations, as we know them from foreign loft inspirations. The apartments on the top floors are also two-storey, duplex, available 3 + kk to 4 + kk. These will attract those who like new spaces with the possibility of interesting interior design and will appreciate a more comfortable space.

The Holešovice SO-HO (SOuth HOlešovice) is a reference to the similar atmosphere of the New York district of SoHo (South of Houston Street). "I lived in Holešovice for many years, I perceive the local atmosphere and energy, which in some places reminds me a lot of New York and its SoHo," explains Robert Jašek, director of the creative agency Graffitti Networks, which is behind the visual style of the project.

The SO-HO project is not a classic development project. SO-HO characterizes a new approach in the concept of urban construction, which is characterized, among other things, by the quality of architecture on the ground floor and its dialogue with the surroundings and greenery. In Dělnická Street, where the distance from the busy road is a respectable 20 meters, you will find a city alley with mature trees, planting including ornamental grasses and colorful perennials designed by the well-known landscape painter Štěpánka Šmídová. The roofs and roof terraces are mostly planted with extensive greenery. This helps to cool the building in the hot summer months and thus contributes to the quality of the climate in the area.

A promenade with local shops, a fitness center and a café will be created on the ground floor of the first stage of the project. "We can reveal that the well-known Toustárna in Holešovice will find a new address here," explains Aleš Svatoň, director of the Czech branch of CRESCO REAL ESTATE.

CRESCO Real Estate organized an architectural competition in which Czech, Slovak and foreign architectural studios participated. The QARTA Architecture studio is behind the winning design of the second and third stages.
"With our design of the newly emerging part of the SO-HO Residence, we are continuing the building of the former Tesla Holešovice and thus completing the classic structure of the Holešovice blocks in the place. We take the permeability and lively parterre of buildings for granted in a functioning city. In the concept, we worked carefully on thoughtful details of the houses, "says architect David Wittassek, one of the partners of the QARTA Architecture studio.

The new building with its six apartment entrances will run along Jankovcova and Tusarova streets, and at the same time it will create a courtyard with urban greenery, which will also be open to the public.

The entire SO-HO Residence project already has a valid building permit. The company EMEXKON was selected as the general contractor for the first stage of the construction, which has already been handed over to the project site and the construction of the first stage has begun. "The modernization and transformation of the original Tesla building will take less than two years," explains Aleš Svatoň, director of the Czech branch of CRESCO REAL ESTATE. "The next stages are in the phase of selecting the general contractor of the project and will follow up with approximately six-month intervals. We plan to complete the second and third phases in 2025, "he explains the developer's plans.

"Our inspiration is the whole world. We perceive the development of architecture and the issue of residential housing not only in Slovakia or here in the Czech Republic," says Štefan Beleš, founder and chairman of the board of CRESCO REAL ESTATE and adds:" Urban regeneration is a big topic in many European and North American cities. In brownfield sites in Copenhagen, London or New York, new neighborhoods are emerging that retain their industrial character, but thanks to new energy, they are becoming desirable places to work and live. I am pleased that our work can bring experience and energy to the development of this exceptional mine in Holešovice. ”For the Slovak company CRESCO REAL ESTATE, this is a truly spectacular entry into the Czech market. The investment value of the SO-HO Residence is in the order of units of billions of crowns.

The sales center is within walking distance of the SO-HO Residence. All questions regarding the project will also be answered professionally at the point of sale. Currently, selected apartments from the 1st and 2nd stage are for sale.
