Summer season sees the largest number of tourists visited Hel, Sopot and Międzyzdroje

Sun & Snow, which manages the lease of over 2,000. apartments in more than 30 resorts and cities in Poland, in high season (July-August) this year recorded an average occupancy of 75.5 percent. The most popular apartments at the seaside were in Sopot, Hel and Międzyzdroje, and in the mountains, guests most often decided to stay in Zakopane, Szklarska Poręba and Karpacz.

Comparing the data, it is clear that this year, more than in previous seasons, Poles were looking for price bargains. An example can be a comparison of two seaside towns - Kąty Rybackie and Dziwnówka, where over 50% difference in the rental price translated into a 26% advantage in the level of occupancy of apartments in a cheaper town in July.

“We have a very special summer behind us. On the one hand, the end of the pandemic meant that people tired of the restrictions wanted to finally leave, rest, see something. And this is an optimistic signal that brings tourism back on track in small steps,” says the Operations Director, Karolina Orłowska. “At the same time, the uncertainty caused by the widespread high prices and rising costs of living forced many Poles to save, and some even to give up their holidays. Compared to previous years, a clear trend was to extend the decision-making period and book last minute nights, as well as shorten stays to reduce costs. The cold spring and early summer were also not conducive to planning holidays,” Orłowska explains.

Ultimately, Sun & Snow closed July with an occupancy rate of over 72 percent for all apartments. In August, the level of bookings was higher and amounted to almost 79%, which, however, means a decrease by several percent compared to the previous year, when the interest in apartments in resorts was record-breaking compared to recent years. Poles' holiday decisions in the last season were mainly influenced by galloping inflation and high prices, but also by returning to rest outside Poland. In the case of Sun & Snow's results, a significant factor was also the increase in the number of serviced apartments to over 2,300.

“This year, as at the end of August, we have already acquired nearly 300 new apartments for our chain. Most of them are in Kołobrzeg, Ustronie Morskie and Mielno, i.e. in the leading seaside resorts. The owners appreciate our flexibility and the possibilities offered by our proprietary booking system with a panel intended for servicing the apartments. Owners have access to a panel where they can monitor the occupancy of their apartment and income on an ongoing basis. They can also set a minimum price for renting their apartment or resign from promotional campaigns. Thanks to this, they have a real impact on the achieved income,” says Bartłomiej Majdak, Director of Key Accounts at Sun & Snow.

Of course, owners and tourists pay the most attention to the prices of individual accommodation. According to Sun & Snow, the average gross price per night in the summer season in the apartments managed by the company amounted to: PLN 313 in mountain resorts, PLN 331 in large cities and PLN 548 at the seaside.

“Interestingly - the average price for all apartments has not changed significantly compared to last season, but where the demand was the highest, especially at the seaside, booking prices increased by several percent. The average price for a stay in the summer of last year in Sun & Snow apartments was approximately PLN 477. It is also worth noting that the average price was influenced not only by the demand and supply, numerous promotional campaigns we conducted, but also, for example, by the appearance of many new apartments with a higher standard in the offer,” adds Karolina Orłowska.

Traditionally, the most popular seaside destinations were: Hel (87.2%), Sopot (86.7%) and Międzyzdroje (86.6%). Among mountain resorts, the leaders were Sun & Snow Resorts Lipki Park in Zakopane (89 percent), Szklarska Poręba and Krynica Zdrój, where on average over 70 percent were leased in July and August. apartments. Also popular this year were apartments in Kraków (83.6%), Ustka and Stegna with over 80%. occupancy in the summer season.
