Sustainable administrative building Anděl has building permit
Property N74 and JRD Development, a member of the JRD Group, have obtained a building permit for their first Viaduct Anděl office building: a sustainable project with a healthy indoor environment, which aims to achieve LEED Gold certification. JRD Development is in charge of construction project management, fit-out management and - together with JLL - rental of individual offices and retail premises. The construction of the office building will start in the second half of this year and will last approximately two years. Its total leasable area, which is approximately 7,850 sqm, is complemented by a roof terrace with panoramic views of the Vltava embankment, Vyšehrad and Prague Castle. Users will be able to use, for example, the unique pipeline system or the Sharry community application, which is used to control the entry of people into the building, to reserve meeting rooms and to cleverly manage the building.
The Viaduct Anděl office building will aspire to the prestigious, internationally recognized LEED Gold v4 certification, which is an assessment of the building's impact on the environment and the health of its users. "Thanks to the compliance with Property N74, the new project will be based on the same principles of energy efficiency and a healthy indoor environment that we apply to our residential construction. We will place great emphasis on the use of sustainable materials and technological equipment (including heat pumps with geothermal wells, photovoltaic system, automatic ventilation system with recuperation with completely separate air supply and exhaust circuits, outdoor shielding, full-spectrum lighting and intelligent control system), high energy efficiency, quality indoor environment and user standard ensuring highly efficient work, "explains Jan Řežáb, owner and founder of JRD.
The Anděl Viaduct will be built in a dynamically developing locality near the important crossroads of Prague's Anděl: a new district of Smíchov City and a residential complex on the site of the former Zlíchov distillery are being built near it. The total leasable area of the building is approximately 7,850 sqm, of which 7,100 sqm will be for offices and the rest for shops and services, including a café. The project will include a relaxation zone with greenery in the atrium of the building, which will be beautified by a functional and design pipeline system created in collaboration with architect Petr Vacek and Klik architects, and a green terrace on the roof of the building. Users and visitors will be able to park in underground garages, complete with charging stations for electric cars, or use the facilities for cyclists.
