The Zlín Region will buy building number 22 in the former Baťa factory complex

The Zlín Region will buy building number 22 and related land in the former Baťa factory complex in Zlín from Stass. They will pay CZK 144 million, yesterday the regional representatives approved it. A substantial part of the building has been leased by the region since 2006, and is now used by more than two thirds of the governor's office and its organizations. The region pays CZK 7.7 million a year for rent, said Deputy Governor David Vychytil (YES).

The region and its organizations have previously occupied most of the building, on the ground floor there are commercial premises. "Thanks to the fact that we use it, that we are the largest current tenant, this guarantees a return. The money we give for rent at present will not float out of the regional budget, but will remain with us and thus generate an interesting return, which there oscillates around eight percent, "Vychytil said.

Building 22 is adjacent to Building 21, a famous skyscraper that is the seat of the governor's office. The region had an expert report prepared, according to which the building has a value exceeding CZK 165.2 million. According to Vychytil, during negotiations with the owner of the building, the purchase price was set lower. "It's a good buy for me," Vychytil said.

However, some opposition regional representatives did not agree with this. For example, according to Milan Plesar (New Impulse), the price is unusually high. "It is exaggerated by tens of millions of crowns, it does not correspond to reality," said Plesar.

Petr Gazdík (STAN) also joined the critics of the purchase of the building. "The proposal has huge corruption potential," Gazdík said. "It is stupid to let something like this into the air and I fundamentally disagree with it," Vychytil responded to Gazdík's statement.

With regard to the binding lien and related restrictions, the region will pay the purchase price in two parts. The first part within the agreed term after the conclusion of the purchase contract for the purpose of payment of receivables of the current mortgagee. The second part shall be paid within 60 days after the notification of the cadastral office that the deposit of the ownership right to the real estate in favor of the buyer according to the purchase contract was allowed, but not before some real rights attached to the real estate are deleted in the real estate cadastre.
