Panattoni and Accolade, developers of the expanding industrial hub Panattoni Park Zdice, have announced Toyota Material Handling CZ (TMHCZ) as their newest tenant. TMHCZ, a subsidiary of Toyota Industries Corporation and a leader in the global material handling equipment market, has chosen Zdice, located 40 km southwest of Prague, as the site for its new corporate headquarters and operations center.

Toyota Material Handling CZ, renowned for offering a wide range of material handling solutions with a focus on sustainability and efficiency, will move into a state-of-the-art 13,614 sqm facility that is part of a broader expansion of Panattoni Park Zdice. The new facility is expected to begin construction in November 2024, with completion slated for December 2025.

“We are pleased to have secured this long-term lease in Panattoni Park Zdice after a thorough evaluation of various projects,” said Jaroslav Žlábek, Managing Director and CEO of Toyota Material Handling CZ. “The proactive approach of the developer and the flexibility of the project allow us to efficiently integrate our warehouse, workshop, and office spaces under one roof. This will also enable us to showcase our comprehensive warehouse handling solutions to customers on-site. The sustainability standards of the building will ensure a pleasant working environment for our employees.”

The Zdice site offers a prime location with excellent transportation links, situated near exit 28 on the D5 motorway, providing easy access to both Prague and the German border. The industrial park is designed with sustainability in mind, aiming to achieve BREEAM New Construction certification at the Excellent level. The development includes significant green space, stormwater retention features, and new infrastructure improvements like cycle paths, gas and sewer connections to the nearby village of Knížkovice, and a new roundabout at the park’s entrance.

“The decision by Toyota Material Handling to locate its headquarters here confirms Panattoni’s ability to tailor our developments to meet specific client needs,” said Pavel Sovička, General Manager of Panattoni for the Czech Republic and Slovakia. “We’re looking forward to welcoming them in 2026 as a key tenant in this strategically important location.”

Accolade, co-developer and investor in the project, echoed this sentiment. “It’s a great privilege to support a major company like Toyota Material Handling in its growth journey, especially in a challenging economic climate,” said Milan Kratina, CEO of Accolade. “Panattoni Park Zdice is becoming an important business hub in the region, offering companies the space and resources they need to compete in an increasingly competitive market.”

The first part of the 12,000 sqm hall at the Zdice park, intended for another tenant, began construction in March 2024. The park’s full build-out will support a wide range of business activities and further strengthen the industrial and logistical infrastructure of the Central Bohemian Region. With its strategic location, high sustainability standards, and growing list of high-profile tenants, Panattoni Park Zdice is set to become a key player in the region’s economic development.
