VGP Park Ústí nad Labem city reaches full occupancy with Mailstep as final tenant

VGP Park Ústí nad Labem City, a key industrial and logistics hub in the Czech Republic, has reached full occupancy. The final tenant to secure space in the park is Mailstep, a leading fulfillment company specializing in logistics for e-commerce businesses across Central and Eastern Europe. The company has leased 18,800 square meters of warehouse and operational space in Halls B and C, expanding its capacity to meet growing demand in the sector.

Mailstep, a Czech company with a 30-year history, provides logistics services to more than 200 e-shops and processes over 20,000 shipments daily. With its headquarters in Prague’s Horní Počernice and more than 50,000 square meters of operational space, the company is now expanding to Ústí nad Labem to enhance its logistics network. The first section of Hall C was handed over in February 2025, while the remaining spaces in Halls B and C will be completed and delivered gradually.

CEO Martin Beneš emphasized the strategic importance of this expansion, highlighting that the new facility will increase Mailstep’s warehouse and operational capacity by approximately one-third. He noted that this growth reflects strong demand in Czech e-commerce and will enable the company to implement modern automation technologies, ensuring fast and reliable logistics for online retailers.

The strategic location of VGP Park Ústí nad Labem City makes it an attractive choice for businesses seeking efficient distribution networks. The park is situated just two kilometers from the D8 motorway, providing direct access between Prague and Dresden, which is crucial for last-mile logistics operations. Its proximity to public transport—with a bus stop only a minute’s walk away and a train station five minutes away—enhances accessibility for both employees and transport services.

Developed on a revitalized brownfield site covering nearly 11 hectares, VGP Park Ústí nad Labem City consists of three modern industrial halls with a total rentable area of over 52,000 square meters. Hall A is already occupied by Exyte Technology and Bosal Aftermarket Europe, while part of Hall B was handed over to RTR-TRANSPORT A LOGISTIKA in late 2024.

Sustainability has been a key focus in the development of the park. The site incorporates green facades, a retention tank, and an insect hotel, aligning with VGP’s commitment to environmentally responsible logistics infrastructure. The new facilities leased by Mailstep are being built to BREEAM Excellent standards, ensuring compliance with high environmental sustainability criteria.

With the final lease agreement signed, VGP Park Ústí nad Labem City is now fully occupied, solidifying its role as a modern logistics hub that integrates strategic location, sustainability, and cutting-edge technology. The leasing transaction was facilitated by real estate consultancy 108 Real Estate, further demonstrating the park’s strong position in the Czech industrial real estate market.
