Warsaw: Skyliner II achieves BREEAM Outstanding rating

The Skyliner II, the second phase of the high-rise complex in Warsaw owned by the Karimpol Group, has earned an Outstanding rating under the BREEAM New Construction certification, achieving a remarkable score of 91.9 percent. This milestone highlights the project’s commitment to sustainability and environmental standards.

Spanning approximately 24,000 square meters of leasable office space, Skyliner II’s development involved a collaboration between the investor, architects from APA Wojciechowski Architekci, and the certification assessor JWA. The JWA team conducted a preliminary assessment of the Skyliner II project and outlined the BREEAM guidelines necessary to attain the target certification rating. Subsequently, they worked closely with the architectural team and industrial designers to integrate these guidelines during the design phase. The assessment covered various aspects, including the building’s overall life-cycle environmental impact, thermal comfort, energy consumption, use of passive solutions, daylight availability, efficient material use during construction, and life-cycle cost estimation. The general contractor, Warbud S.A., played a crucial role in ensuring that the construction process met these high standards.

“With Skyliner I, we prioritized ESG factors to meet the highest environmental and social standards. For Skyliner II, we aimed even higher, achieving the Outstanding certification thanks to our collaboration with APA Wojciechowski Architekci and the JWA team. During construction, we are working with Warbud S.A. to minimize environmental and neighborhood disruption. Skyliner II will be powered by renewable energy, adhere to the highest environmental standards, cater to diverse user groups, and remain timeless due to the technologies employed,” stated Szymon Zduńczyk, Management Board Member and Managing Director at Karimpol Polska.

Błażej Szymczyński, Principal Expert in the Sustainability Advisory team at JWA, emphasized the importance of certifying office buildings to minimize their environmental impact. “The Skyliner II project goes beyond the assessment process and recommendation implementation. It significantly impacts the daily lives of the surroundings, neighbors, and employees. We contribute to its smart development with these groups in mind.”

Olga Więckowska, BREEAM NC International Assessor and Sustainability Expert at JWA, noted, “Achieving such a high certification rating for Skyliner II was possible due to the investor’s high awareness, openness, and excellent cooperation with the project team. Our goal from the start was to achieve the highest BREEAM rating, and together we made it happen.”

The Skyliner II project, located at Daszyńskiego roundabout in Warsaw, commenced construction in February 2024 and is scheduled for completion by the end of 2026. The 130-meter-high building will feature 28 floors and 24,000 square meters of leasable space, with 23,000 square meters dedicated to offices and nearly 1,000 square meters for retail and service units on the ground floor. The top floors will boast terrace gardens spanning nearly 900 square meters.
