he average Romanian monthly mortgage rate has increased by almost 50% in the last five years, from approximately 1,100 lei to over 1,700 lei in the first part of this year, while the average annualized interest rate has recently fluctuated around 7%, from 4-5% five years ago. The mortgage financing market has been on an upward trend, with the volume of this type of loans increasing by almost 50% in the last five years, to a balance of 111 billion lei. Access to the credit market has improved amid the increase in wage income, the increase in December 2024 compared to 2023 being 10% in Bucharest and 11% nationally, the NBR claims. The average value of loans granted stood at 242,000 lei (the equivalent of 48,500 euros) in March 2025, up 27% compared to the average value of a mortgage five years ago.
