Aedifion, the Cologne-based PropTech company, experienced a year of significant expansion in 2024, doubling its revenue and broadening its market reach. The company onboarded 18 new clients, bringing its total customer base to 95 across seven countries, including the UK, Luxembourg, Switzerland, Austria, Poland, the Netherlands, and the USA. The number of managed properties increased by 88, surpassing 400 buildings and covering over 4.2 million square meters. Aedifion’s clients include BNP Paribas REIM, AEW, Strabag PFS, and MOMENI, with a core customer base comprising real estate investors, facility managers, asset managers, and project developers.

CEO Dr. Johannes Fütterer emphasized the company’s mission to lead digital operational optimization in building systems, supporting decarbonization and long-term asset value stability. He noted that while many real estate firms still lack insight into their portfolios’ CO₂ footprints, AI-driven solutions present substantial opportunities for efficiency and sustainability.

In 2024, aedifion’s technology contributed to a reduction of 2,594 tons of CO₂, equivalent to the absorption capacity of 207,520 trees. The demand for digital building optimization fueled a workforce expansion from 61 to 93 employees, with plans to increase the headcount to 120 by the end of 2025.

In the coming year, aedifion will focus on AI-driven operational optimization, aiming to improve energy efficiency, reduce CO₂ emissions, and cut costs across building portfolios. Compliance with regulatory frameworks such as the European Energy Performance of Buildings Directive (EPBD) and the German Buildings Energy Act (GEG) will remain a priority. The company is advancing its AI capabilities and is set to release a beta version of a digital building assistant in the spring.

Expanding its presence beyond Germany is another key objective. To support sustainable growth, aedifion has launched a new People & Culture department, headed by Frederic Heyfelder, who brings extensive expertise in leadership, organizational development, and digitalization from both startups and established corporations.

Aedifion is also prioritizing demand side management, optimizing dynamic electricity pricing by integrating buildings into the energy system. This approach adjusts electricity consumption based on real-time pricing and on-site energy generation, effectively turning buildings into virtual energy storage units. The company successfully completed initial pilot projects in 2024, including the KATHARINENKAI project for MOMENI, and plans to launch a standard product with electricity price-optimized algorithms later this year.

Reflecting on the company’s progress, Fütterer highlighted the role of employee development and customer satisfaction in driving success. He reaffirmed aedifion’s commitment to furthering climate-conscious building operations and maintaining its momentum in 2025.
