LIVING, WING’s umbrella brand specialising in residential properties, is launching its first residential park project in the 3rd District of Budapest, on Pünkösdfürdő utca, close to the popular Római part section of the Danube bank. Római Park will have 257 units with efficiently designed floor plans and lots of natural light. Sizes will vary from 28-39 square metre practical studio apartments to grand, 81-105 square metre, four-bedroom flats, all with a special focus on sustainability. Sales are expected to start in December 2022, and the residential park is scheduled to be completed in the second half of 2024.

Római Park’s units will be of high quality, and the building will include various environmentally friendly aspects. Units will be exceptionally energy-efficient, with an AA+ energy rating. LIVING contributes to long-term sustainability and efficient energy use with a number of modern solutions: the units will have a cutting edge heat pump system using only renewable energy and an exceptionally thick, 14 cm layer of insulation. In addition, ceiling heating and cooling panels will provide thermal comfort. Triple-glazed plastic-framed doors and windows will be installed for more effective heat and sound insulation, which will lead to lower utility costs for residents.

“LIVING has been offering energy efficient, newly built homes with community services in the 13th district. Its first residential park in Buda, Római Park, is near the river Danube, and is an excellent choice for families as there is a playground, a kindergarten and several schools nearby. In the design phase we put special emphasis on sustainability and cost efficiency, and we will, of course, provide unique services to the building’s residents. We will do this through our professional service company, LIVING Service: its services range from tasks related to the property to community services offered in our residential parks and tailored smart home functions,” says János Martin, WING’s Deputy CEO and LIVING’s Director of Residential Development.

The development is a five-minute walk from the Szentendre branch of the river Danube: it is right next to the popular Római part section of the riverbank, Pünkösdfürdő Bath and the seven-hectare Pünkösdfürdő Park. The development’s immediate surroundings have great infrastructure, including a playground, a kindergarten, an elementary school, various secondary schools and a university faculty. There is a clinic, a market and a government office a short walk away, and Graphisoft Park is just a few minutes’ drive from Római Park. There are various public transport options for travelling to the city centre, including suburban railway (HÉV) H5, bus no. 34 and several night services. Residents will also be able to use the bicycle route along the river (which leads from the centre of Buda to the town of Szentendre), and you can reach the M0 access road and the city’s major intersections by car within a few minutes.
