Hungary’s largest speculative industrial property under construction in southern Budapest

Hungary’s largest speculative industrial property, developed by HelloParks, is nearing completion. The 60,000 sqm BigBox-type AN1 warehouse will be ready for tenants as of late summer in HelloParks Alsónémedi, just 20 minutes from Budapest Ferenc Liszt International Airport. The industrial building, constructed on a 13.5-hectare site, is located near the junction of the M0 and M5 motorways in Budapest’s southern submarket, one of the most sought-after areas for logistics. This makes it a particularly attractive destination for automotive suppliers operating along the Kecskemét-Szeged axis, among others.

HelloParks AN1, with direct access to both the M0 and M5 motorways, surpasses traditional industrial properties in many aspects beyond its exceptional strategic location. The building’s large, contiguous areas of 15,000 sqm, 12-meter internal height, and cross-dock option make it an attractive solution primarily for logistics service providers, courier services, freight forwarding companies, as well as e-commerce and fulfillment businesses. Due to its high electrical capacity, the building is also suitable for meeting special requirements, including cold storage or pharmaceutical warehouses.

Like HelloParks developments that received occupancy permits after 2022, the AN1 warehouse is being built to the highest Outstanding certification of the BREEAM New Construction category and will be in line with the EU Taxonomy requirements. Globally, less than 3% of buildings achieve such results, as the New Construction category evaluates the completed building and the entire design and construction process, from material sourcing and transportation to waste management and the technologies used. The company is the only one in the Hungarian market developing industrial properties under such strict conditions.

The development of the AN1 warehouse is a testament to HelloParks’ sustainability strategy, HelloZero. This strategy includes numerous solutions that significantly reduce the embedded carbon footprint, such as the use of plastic fiber industrial flooring, reduced carbon footprint concrete structures, and 100 per cent recycled rebar. The company also segregates construction waste from the beginning of the facility’s construction, with over 85% being recycled, and uses ISO 14001-certified materials. The efficient operation of the completed building will be supported by, among other things, solar panels installed on the roof, a heat pump cooling and heating system, and HelloParks’ own mobile application. Even rainwater falling on the roof will be utilised, and collected in a separate tank for irrigation purposes. Smart-ready lamps illuminate the common areas, and electric car chargers will also be available in the warehouse parking lots.

With the Alsónémedi development, HelloParks is completing its eighth building, bringing the total industrial area developed to 368,000 sqm in less than four years. This achievement has positioned the company as the industrial developer with the third-largest portfolio in Hungary. With the three modern megaparks being built in Fót, Maglód, and Páty, along with the project in Alsónémedi, HelloParks is now present in the four key industrial and logistics submarket around Budapest. Additionally, warehouse developments are currently underway in Páty and Fót, totalling 88,000 sqm.
