Ideal Idea completes small business units H5 and H6 at City Park Warsaw II

Ideal Idea has completed phase two of the expansion of its warehouse and office park at the boundary between Warsaw and Raszyn.

City Park Warsaw II is the latest Warsaw logistics park in the SBU (small business units) model executed by Ideal Idea. In the expansion, two halls, H5 and H6, were divided into 12 state-of-the-art warehouse modules (at about 550 sqm each) with adjacent class-A offices (from about 110 sqm). The combined area of the new structures is over 10,000 sqm.

“City Park Warsaw is a growing project for us,” said Justyna Markowska, a member of the management board of Ideal Idea. “We are already working on the next phase of expansion—the third so far—of this facility in the Polish capital. We are currently at the stage of obtaining the required approvals.”

City Park Warsaw II was built in compliance with BREEAM standards, meeting strict requirements for environmental protection, innovation, optimization of operating costs, and working comfort.

According to Andrzej Dużyński, CEO of Ideal Idea: “We observe growing demand for warehouses in the SBU model. This is a result of the dynamic growth in the e-commerce sector in Central & Eastern Europe. In the upcoming quarters we anticipate a continuation of this trend. The biggest local market in terms of existing supply of small business units is Warsaw, where over half of the facilities of this type in Poland are located, but SBUs are also growing rapidly in such cities as Poznań and Wrocław. In all these locations Ideal Idea possesses and is expanding developments in the SBU model.”

City Park Warsaw II is notable for its perfect urban location adjacent to the Warsaw ring road, next to the intersection of the S2 (A2) and S8 motorways, in close proximity (about 15 minutes) to Warsaw Chopin Airport, which is only 7 km from the centre of Warsaw. Warsaw Chopin Airport is a key transfer hub in Central Europe, maintaining its high ranking on the map of international air connections. In 2022 the airport served 14.5 million passengers and handled 111,000 tonnes of cargo.
