Residential complex in the former distillery wants to be the gateway to Smíchov

The decaying brownfield has been turning into a residential complex in Prague for years to come. The Smíchov distillery project on the site of the former Zlíchov distillery wants to be the gateway to the metropolis from the south and will offer 550 flats, one third of which will be for rent. A five-storey gallery by the artist David Černý will be built in the former brewery. The project was definitely taken over by the development company Trigema last year and it plans to invest around four billion crowns, the company said today.

It has been under construction at the corner between Nádražní and Strakonická streets in Prague 5 since March and is being built on 4,500 square meters in three stages. An observation tower is to be erected on the 50-meter chimney, which has a cooking cultural monument. The project is to have 642 parking spaces and residential houses with names such as Flaška or Chimney tower - Chimney, which should be the dominant feature.

A certain inspiration for the investor was the King's Cross in London. "Industrial London is a lot of fun for us, and it was also in the assignment of the project," Marcel Soural, chairman of the board of Trigema investment group.

"We want everyone who travels from the south to Prague to remember that Smíchov starts here," he added.

The complex will include its own food market with small bistros, cafes and restaurants, complete with a multifunctional space for cultural and social events. The houses should have brick facades, some of which will be made on a 3D printer.

The production of alcohol and vinegar in the distillery, which was founded in 1880 by Samuel Fischl and Adolf Rosenbaum, ended here in 2001. Practically since then, there has been talk of rebuilding the complex.

In 2015, Goldfin Investments Limited investor Michael Barnett presented a project called the Golden Distillery. He decided to sell it in 2017. Trigema succeeded in the tender and definitely took it over last year. The project was completely modified while maintaining the original urban concept and changing the name to Smíchov Distillery. The Black n 'Arch studio of the artist David Černý also participates in its design. It is scheduled for April 2026.
